UK rents up 3.8% and house prices up 0.9%: what the October 2026 data means for buy-to-let investors
- £1,406Average UK monthly rent+3.8% · year to September 2026 · ONS
- £273,000Average UK house price+0.9% · year to August 2026 · ONS and HM Land Registry
- 4.82%Average rate on new buy-to-let loansQ2 2026 · UK Finance
- 7.27%Average gross buy-to-let yieldQ2 2026 · UK Finance
Rents are still rising at 3.8% a year while house price growth has slowed to 0.9%; the North West has England's fastest rent growth and the North East its fastest price growth. Here is what that does to how buy-to-let returns are calculated.
"Average UK monthly private rent increased by 3.8%, to £1,406, in the 12 months to September 2026 (provisional estimate); this annual growth rate is unchanged from the 12 months to August 2026."
"Average UK house prices increased by 0.9%, to £273,000, in the 12 months to August 2026 (provisional estimate); this annual growth rate is down from 1.2% in the 12 months to July 2026."
"The latest figures point to a more resilient buy-to-let market, but the headline growth should be viewed in context."
"At its meeting ending on 4 November 2026, the Monetary Policy Committee (MPC) voted by a majority of 8–1 to increase Bank Rate by 0.25 percentage points, to 4%."

What changed
Rent growth held at 3.8%, price growth slowed for a fourth month, and prices dipped in August once seasonal effects are removed.
"Average UK monthly private rent increased by 3.8%, to £1,406 … unchanged from the 12 months to August 2026." (ONS) Rent growth held at 3.8%, and the average tenant pays £52 a month more than a year ago.
"Average UK house prices increased by 0.9%, to £273,000 … down from 1.2% in the 12 months to July 2026." (ONS) That is completed sales, and it means the capital-growth side of a return is close to flat.
"The UK annual rate slowed for the fourth consecutive month…" (HM Land Registry, UK House Price Index summary, 21 October 2026). The ONS counts six of nine English regions in that slowdown, so it is broad, not a London story.
"On a seasonally adjusted basis, average house prices in the UK decreased by 0.2% between July 2026 and August 2026." (HM Land Registry) August's 0.9% is provisional and will be revised on 18 November.
| Nation | Average rent, September 2026 (ONS) | Rent, annual change | Average price, August 2026 (HM Land Registry) | Price, annual change |
|---|---|---|---|---|
| UK | £1,406 | +3.8% | £273,037 | +0.9% |
| England | £1,466 | +4.0% | £293,525 | +0.4% |
| Wales | £848 | +4.1% | £216,363 | +3.1% |
| Scotland | £1,011 | +0.7% | £198,397 | +2.9% |
| Northern Ireland | £879 (12 months to July 2026) | +1.7% | £202,487 (Q2 2026) | +9.2% |
Northern Ireland rents run to July 2026 and its prices are quarterly, so the ONS cautions against direct comparison. Scotland's 0.7% is its lowest annual rent change since the series began in January 2016.
Who it affects: the regions Quartico sells in
The North West has England's fastest rent growth at 5.7%; London has the slowest, and falling prices.
"In England, private rent annual inflation was highest in the North West (5.7%), and lowest in London and the South East (both 3.5%), in the 12 months to September 2026." (ONS) For Manchester, Salford, Trafford, Liverpool and Wirral landlords, rents are rising at over one and a half times London's rate.

| Region | Quartico developments | Average price, August 2026 (HM Land Registry) | Annual change |
|---|---|---|---|
| North East | — | £165,640 | +3.2% |
| North West | Manchester, Salford, Trafford, Liverpool, Wirral | £220,393 | +2.2% |
| Yorkshire and The Humber | Leeds, Sheffield, Hull | £209,266 | +1.8% |
| West Midlands | Birmingham | £250,731 | +1.2% |
| East Midlands | Nottingham | £241,955 | +0.5% |
| East of England | — | £337,848 | +0.2% |
| South West | Bristol, Torquay, Newquay | £304,139 | 0.0% |
| South East | Kent | £379,953 | −0.8% |
| London | — | £554,430 | −2.2% |
"Average rent was highest in London (£2,338) and lowest in the North East (£790) in September 2026." (ONS) The dearest rents are where prices are falling; the cheapest are where they are rising fastest.
"The lowest annual inflation of English regions was in London (negative 2.2% in the 12 months to August 2026), driven by large falls in the average price of flats, which account for approximately half of sales in London." (ONS) London flat owners: your asset type is driving that fall.
Zoopla's October index tracks asking and agreed prices, not completed sales, and puts the North West higher: "Average house prices in the North West are 3.2% higher than a year ago, a rise of £6,600." (Zoopla, House Price Index: October 2026, 27 October 2026) On that measure the North West is the strongest region in the country; on completed sales to August it is second to the North East, at 2.2%.

What it means in numbers: yields and borrowing
Yields are steady at 7.27% and new buy-to-let loans average 4.82% on UK Finance's industry data; Bank Rate rose to 4% on 5 November.
"The average gross buy-to-let rental yield for the UK in Q2 2026 was 7.27 per cent, almost unchanged from 7.26 per cent in the same quarter a year previously." (UK Finance, Buy-to-Let Update Q2 2026, industry data) Rents and prices moved together, so yields barely shifted.
"The latest figures point to a more resilient buy-to-let market, but the headline growth should be viewed in context." (James Tatch, Head of Analytics, UK Finance) The context is the comparison year. UK Finance counts 58,051 new loans worth £10.7bn in Q2 2026, up 20.6% by number on Q2 2025: 16,026 purchases and 39,631 remortgages. Interest cover averaged 217%, 8,390 mortgages were in arrears over 2.5% of balance, and there were 630 possessions.
"Activity in the same period last year was artificially low, as borrowers brought forward loans ahead of stamp duty changes, making the year-on-year increases look particularly strong." (James Tatch) Q2 2025 was quiet because landlords completed early to beat stamp duty changes, so the 20.6% jump flatters a steadier market.
"Looking ahead, higher borrowing costs are likely weighing down on buy-to-let demand, underpinning flatter lending growth across 2026." (James Tatch) Expect fewer competing landlord buyers, not a boom.
"At its meeting ending on 4 November 2026, the Monetary Policy Committee (MPC) voted by a majority of 8–1 to increase Bank Rate by 0.25 percentage points, to 4%." "One member voted to increase Bank Rate by 0.5 percentage points, to 4.25%." (Bank of England, Monetary Policy Summary, 5 November 2026) The only dissent was for a bigger rise, so price any new or variable-rate borrowing off 4%, not 3.75%; the next decision is on 17 December.
Gross yield on £1,050 a month and a £180,000 price is 7.0%; the table applies this year's regional averages to that starting point.
| Scenario | Monthly rent | Value | Annual rent | Gross yield |
|---|---|---|---|---|
| Starting point | £1,050 | £180,000 | £12,600 | 7.0% |
| North West year (rent +5.7%, price +2.2%) | about £1,110 | about £183,960 | about £13,318 | about 7.2% |
| London year (rent +3.5%, price −2.2%) | about £1,087 | about £176,040 | about £13,041 | about 7.4% |
Gross yield = annual rent ÷ value. Regional changes: ONS rents to September 2026; HM Land Registry prices to August 2026.
The London row is the warning: yield rises to about 7.4% only because the asset lost about £3,960, which is no comfort to the owner. Regional averages are not forecasts for any one property.
Property values and rental income can fall, and returns are not guaranteed. Take advice from a qualified mortgage adviser before borrowing.
What to do and by when
Check your rent review position and re-run interest cover at 4% now, then diary 12 November, 18 November and 17 December.
- England rent reviews: "Landlords will be able to increase rents once per year to the market rate" with "at least 2 months' notice"; tenants can "challenge this at the First-tier Tribunal", which can set a lower figure (Guide to the Renters' Rights Act, MHCLG, 6 November 2025). The rules "will apply to both new and existing tenancies" and have done since 1 May 2026 (implementation roadmap, MHCLG, 13 November 2025).
- Re-run interest cover at today's rates before any purchase or remortgage.
- 17 December 2026: next Bank of England decision; Bank Rate rose to 4% on 5 November (MPC dates).
- 12 November 2026 (provisional): UK Finance mortgage arrears and possessions data for Q3 2026 (UK Finance data release calendar).
- 18 November 2026: "The September 2026 UK HPI will be published at 9.30am on Wednesday 18 November 2026" (HM Land Registry), alongside the ONS rents bulletin.
A rent rise, a tribunal challenge and a remortgage each carry rules this note leaves out; take advice from a qualified solicitor or mortgage adviser before acting.
